Take care of business first, then set aside your down payment, plan 3.5-5% or higher like 10% or 15% and best 20% or more for your total down payment.

Additionally, set aside your closing costs to bring in a cashiers check to the title company one week prior to your close of escrow to your Buyer's Sign Off appointment with the Title Company Escrow Officer.That amount is safe to set aside 3% of the purchase price additional to the down payment. Closing costs can vary from lender to lender, and you may or may not have some or all of the closing costs on your HUD 1. Closing costs typically are the recurring and non recurring items. Like for example, Prepaid Taxes, Insurance, PMI known as Pre-Paid Mortgage Insurance.  The closing costs may include fees due to a licensed contractor, handyman, inspector, appraisor, repairs, Title Company fees, Alta and CLTA fees.

Well prepared buyers, enjoy smooth transactions that are more likely to close the escrow and not fall apart or delay the close of escrow.

Many Borrowers Facing Higher Mortgage Costs Next Year

This article talks about high good credit scores and does not even mention the even more higher credit score achievable. Nor does it mention the low credit scores, and cash poor with little down payments. Those that have been relying on the opportunity to consider buying  a home with 3% or 3.5 % down payments. What will happen to all those buyer's who wanted to purchase, were out bid, distracted, or discouraged by high demand of previous months with bidding on homes in many locations and price points. Particularly lower end price points as in $250,000 to $300,000. Investors with all cash gobbled up many of the homes on the market and the people attempting to buy with minimal cash down and loans of FHA were out bid. I had some of those buyers.

For those that decided to wait to see if things cooled and slowed down, now you may be in for more challenge. Higher interest rates, property appreciation contributing to higher market list starting price points. Negotiating a home in Spring looks like prediction and forecast says warning,  "Buyer's may pay more!"

Issues arise then if you are with tight and little down payment, qualified to purchase in a price point that you have been out priced in the communities of your preference to live. You now have options to relocate to a more affordable town where homes are with in your qualified buying power.  Find ways to come up with larger down payments and work on your credit score because your FICO will dictate what interest rate you qualify for.

Owning a home is the means to secure your wealth, by building equity as property values appreciate. Renting in this current economy cost more than owning a home. It is now less expensive to buy a home than to rent. If you are choosing to rent, you will continue the struggle of paying high rents. As interest rates rise, rents rise. Less rental vacancies. Homeowners will enjoy property appreciation in rising property values.

I am encouraging renters, to do everything possible to focus on saving, visiting their credit and fixing what needs to be fixed, saving for your down payment. Take that leap of faith by planning, preparing, and learning about home ownership and what you need to do to become a home owner.

Home ownership is still the American Dream for many.

New-Home Construction Hits Fastest Pace in 5 Years

I enjoy introducing individuals and families to brand new construction New Home communities. The builders have priced into their releases how many homes will be sold in various different marketing ways, one of them is unique to Broker's and Realtor's with Builder-Sellers who broker co-op.  They pay our commission for introducing the buyer to their new home community when buyer elects to purchase one of their models and closes escrow. Our reward from the Builder-Seller is our commission check! They pay us to bring ready, willing, interested, viable buyers to their new home communities at the close of escrow.

One key rule we all must follow.

Register our prospective buyer previewing on their very first visit to the new home community. This is very important. 1) This establishes the Buyer Agency Relationship we have with our buyer and the builder.  I become the Buyer's Agent and this is disclosed and established at this very first registration to the New Home Community. It establishes that the Builder/Seller has the role of the Seller and their sales staff represent the seller to the Buyer. 2) This establishes the privilege I have to represent the buyer's needs and assist in guiding them through the sales process with the sales staff of the New Home Builder's New Home Community for a successful stress free transaction. 3) Once the prospective buyer is registered with the Realtor/Broker at the New Home Community they have the privilege to go back as often as they want to re-visit the floor plans, the new home site with friends and family until the close of escrow.

My knowledge of the New Home Communities can save time, narrow the previews to developments with in the buyer's budget, interests in location, property type and style.  I can plan the buyer's tour to meet the special needs of the buyer like work commute, schools, walking score and more.

I love to sell new homes!  I enjoy brand new construction developments and introducing prospective buyers to those communities that meet their buying tastes, desires and interests.

I love beautiful architecture! I love Real Estate.

Years ago I took a class with Mark A. Wilson, author of "A Living Legacy, Historic Architecture of the East Bay. I own the book.

While living in Humboldt County I took green energy classes with the College of the Redwoods. One of my many classes were two residential wiring classes with a wonderful instruction Grant Lay of Trinidad Residential Wiring, he has his own business in Trinidad and offers his wisdom in classes at college of the Redwoods. This awesome opportunity had me training and learning with builders, handymen and contractors of the trade. A highlight for me was that our classes completed the residential wiring for a brand new construction home in Eureka, on Humboldt Hill and a historial registered home in Eureka known as the "Anne B Ryan House".  This Victorian beauty is one of many you see through out Humboldt County, especially the churches with their beautiful steeples.

I picked up a complimentary copy from Humboldt County Planning Department of a book authored by the City of Oakland Planning Department by authors Helaine Kaplan Prentice & Blair Prentice called "Rehab Right - How to realize the full value of your old house.

Very interesting and I really enjoy architectural styles, and value the work and effort to keep them beautifully maintained.

Are you considering to sell your home?

There are still so many homes underwater, and another wave of short sale and deed in lieu homes to show up coming soon.  Relationships with lenders valued to earn the potential listings.

Some home owners in some areas are experiencing increased value in appreciation on their properties. Listing inventory is still low, we are still seeing high demand and many interested buyer's on the same property which is driving the property values higher with the buyer's who bid higher, resulting still in being countered and bidding again to answer the counters. Only one buyer can earn the winning offer.  We need more homes to sell for all the buyer's who qualify to purchase. Some of these buyer's are all cash offers from investors. Values are still even with appreciation the price point values of 2004 and 2005.

This topic comes up now and then. Buyer's wonder if a home is really haunted? Listing Agents wonder how will they sell a haunted home, do they have to disclose that the home is haunted? Do seller's have to disclose that the home is haunted? What do you do if you have a client considering a purchase for a haunted home? What will you do if a seller has a home with the reputation of being haunted? What are the listing agent and buyer selling agent responsibility for buyer's and seller's on a property known to be haunted?

I once lived with my friends in Hawaii for a couple of months while vacationing with my friends Mikki and Cris! Her brother and sister were so sweet to me, and the mom so gracious to have me! The Blow Hole we swam in and the pucca shells on the beaches we played are forever one of my fondest memories.

Tropical beauty, tropical weather, warm sea waters, green ferns and fragrant Plumeria flowers I can still visualize and smell when thinking of Hawaii and tropical islands!

Credit unions say new rules will hurt lending - The Hill's On The Money

Credit Unions have been so attractive as non profits for consumers, their fees are less than banks if you are talking about opening checking account or savings, time certificates.  I sat down with one of their bankers and learned how they are different.  I sell Real Estate how will these changes impact consumers with Mortgage Loans? The real estate economy in many counties are showing signs of improvement with real estate appreciation improving property values, interest rates talk of rising but are still lower than years before for many other real estate consumers in past years. Right now other articles talk about a cooling, higher priced sales, few of them. Low inventory, we need those people who are thinking to sell for the buyer's who desire to buy. Those buyer's need options to meet their needs of qualifying for their purchases, affordability, and terms and conditions they can feel they can do with confidence and lender to back their verified buying power. How will the real estate industry be impacted by these changes? How will the cost and qualifying to purchase impact the buyers who are ready, willing and able now to make those real estate investments and purchases?  How will the improving real estate economy be impacted by these changes?   What do you think about what this article is informing us and what is your prediction?

I have had an amazing experience, met amazing people, have been blessed to have been cared for by the most amazing doctors, physicians, nurses, medical staff at Stanford. Stanford is an amazing experience. I am with great gratitude for this year of Cancer Treatment to Cure and Remission and the experience to have been blessed to have that journey with all who cared for me and who continue to care for me and over see me at Stanford Cancer Center, Stanford Hospital, and The Wilbur Blake Women's Center.

This article is so true from smaller homes to larger homes, this is a common situation that often is brought to our attention as working professionals in real estate sales when hired by sellers to work to bring in the best valued offer to the table for the sale of their home. All things considered, all things matter. Even the smaller details like the refrigerator.  It is one detail that should never be over looked. It is as important as sweeping the floor, vacuuming and clean counter tops. It could mean the difference in an offer or not, a low offer, or a premium offer.

What do you think.  I began working in real estate sales in October 1994.  I remember Realtors Brokers with me the days when agents were selling homes in the 1980's for 18% interest. I learn of testimony of when buyer's purchased homes at 14% interest rates and that was an opportunity for the family to own their own home!  When you put the cost of borrowing into perspective, today's rising rates still are very attractive! The benefits to owning your own home or growing real estate wealth and earning passive income through investment income properties is still very attractive!

I created a "Vision Board" for focus to visualize my objectives and I had great enjoyment doing so!



It is so amazing how once I started clipping phrases that parallel to my values, desires,
objectives my poster board was all of a sudden not large enough. I had fun working on this project. I have some six month goals, others are 12 months, and then I have my 5 year plan, 10 year plan, and so forth! To leave a legacy for my daughter and her family is my greatest objective. I recently joined Keller Williams Benchmark Properties Real Estate Broker Office in Fremont. I am enjoying the synergy from all the positive energy with my associates. I am enjoying the environment of positive thinking, real estate education, books...I love books and my office has many interesting business books for information and ideas to grow my business with influence from successful top producers. There is a lot of real estate discussion, real estate activities, and mentoring that I did not realize how much I missed from being connected to a large national broker as I was in my previous years of real estate sales.

Each of my brokers have had national presence, and all my brokers have been awesome brokers. I formerly worked for Prudential California Realty, they were Mason McDuffie Inc. when I first earned my real estate license in October 1994. While in Humboldt County, I worked for Realty World Blue Property Group, Inc. A virtual office business model worked for me while living in beautiful rural Humboldt County. Now back home in the San Francisco Bay Area living and working in real estate sales and connected again in my home town.

I am excited to participate with my new Keller Williams Benchmark Properties Fremont Broker Office. It is with such great pleasure to work with familiar friends in business and continue to make new professional friends in business too! I am excited about the business model. I am excited about working again back in the San Francisco Bay Area. I am excited about our improving real estate economy.

I am excited what the next six months in real estate sales I will enjoy and know 2014 is going to be Awesome!

Do you journal? I have kept journals of different experiences through the years. This past year has been quite interesting, and amazing. The experience of diagnosis of breast cancer, the cure and treatment with loving care and great physicians at Stanford Hospital and the ability to work my businesses again back in the San Francisco Bay Area is such blessing. God is restoring my health, I am almost to the finish line. It has been a year long journey. I have a couple of months or less of radiation my doctors tell me I will be in remission! That is a praise that God is restoring my health and I will be strong again! The economy in San Francisco Bay Area is showing signs of improvements with job growth, new construction growth, community projects taking place, and real estate sales benefiting buyers and sellers alike! I had the opportunity to hold open house both Saturday and Sunday for an agent in my new Keller Williams Office and I had approximately 42 different families through the property and 16 agents. The activity is exciting, and what is really exciting is the excitement from the buyer shoppers previewing! I love it. It feels so good to be back in the San Francisco Bay Area working again in real estate sales.

Don't Let Credit Checks Derail Buyers 

It happens ever so often we hear of Buyer's loan on their new home not closing because the new home owner to be purchased a new truck or a family vehicle while going through the home buying process and the lender will not be able to close and fund the loan. The buyer's debt to income ratio will be impacted by his purchase during the loan qualifying process. This will cause the loan not to be able to complete the loan approval by the lender. The lender will delay or cancel loan approval. A word of caution, if you are in the process of getting a home loan approval and buying a home, please put off your purchases until you have closed the escrow on your new home.

Slight increase in listed homes for sale inventory on multiple listing service, interest rates rising make good time for buyer's to jump into the housing market for their purchase before the cost to borrow increases which may impact their purchase price of a home they qualify to make offer in their consideration to purchase a home. Rising price point with improving seller equity appreciation also impact the buyer's purchase. Exciting time for seller's patiently waiting for an improved real estate economy.  Exciting for buyer's too, interest rates are still all time low's compared to former years and the housing prices are still low though showing signs of increased equity. It is still a great time to sell and a great time to buy real estate.

It is so encouraging to see our real estate economy in many communities showing so much improvement.  It is exciting to see the opportunities for buyers today and sellers in our improving real estate markets.

Yesterday I attended the Tri - City Marketing Meeting for Fremont, Newark, Union City communities in California. The first for me to participate since relocation to Humboldt County 2008 and back to the San Francisco Bay Area again since last year 2012. In recent months I have been attending meetings with Real Estate Professionals in Cupertino with Realty World Forums, and San Jose at the SILVAR Realtor's Association with my recent renewed CAR and NAR, Oakland Association new membership back in the San Francisco Bay Area. I have expanded my Realtor professional sphere of influence, made to Realtor friends in business, and enjoyed participation. I learn from my colleagues in all the events I attend to help me be aware and be informed.

And of course I also attend my Oakland Association of Realtor meetings.

It is encouraging to see the communities real estate activity and to compare counties real estate markets. I have a plan to attend all my neighboring Real Estate Marketing Meeting Opportunities in our San Francisco Bay Area Counties to network, be familiar with what are current topics being discussed in the business of our real estate profession that impacts our service with clients and real estate markets. There are so many benefits to being present.

I am so excited I am working again in the San Francisco Bay Area. I enjoy our profession and the value I can bring to making a meaningful difference to individuals and families who hire me for my skills to represent their real estate needs.

Home Prices Rising at ‘Unsustainable’ Rate

I am so excited to be working again in the San Francisco Bay Area.  It makes me happy to see that homeowners in our current real estate economy can finally see their home property values appreciating again.

I have moved my California Realtor's Department of Real Estate License to a new broker, "Keller Williams Benchmark Properties in Fremont". It is with great pleasure to work for an office with excitement for real estate education, positive affirmations and back in my home town with familiar faces of professional friends in real estate sales. It is so nice to be home.  I will enjoy elevating my business in real estate sales helping individuals and families in the San Francisco Bay Area. Eating for Good health. Eating organic, even spices, only wild fresh fish, and organic poultry. Although I have not eaten red meat in over a year when and if I do it will be organic too!


It is so exciting what I learn each day as I have completely changed the way I purchase my groceries. I have changed my eating habits to organic, wild fresh caught fish only, even organic poultry, milk, and although I have not eaten red meat in over a year- if I will again it will be only organic too.

I am eating to be strong and healthy again. So excited as I am mainly more a plant based regular diet I have lost 65 pounds so far April 2012 to April 2013. I am focused to get back into my original dress size, be youthful, healthy and strong.

HedgeFunds Buy Large Inventory of Investment Real Estate



What will happen when the Hedgefunds large investment purchasers decide they do not want to be landlords any more? What will happen when they flood the real estate markets with high inventory of listings. Right now we are experiencing low inventory of homes on the market for sale. Their success for acquiring large inventory of investment purchases in real estate property may pose a challenge for some other investors and residential home buyers for their primary residence. Some buyers have to compete with the all cash buyers. Low inventory right now, all cash buyers are influential factors for bidding over asking list price points.

One way to avoid bidding wars is to consider the new home construction development purchase from builders and New Contstruction developers.

My Realtor status allows me to take buyers to these New Home Developments and register my potential prospective buyers their first visit. The key is I must establish my buyer representation on my potential client's very first visit to the New Home Community. The Builder will then be establish seller representation only.

The New Home Communities will pay me a real estate commission for introducing me to the New Construction New Home Development. These costs are not passed on to the buyer. They have already calculated the commissions paid to Realtor/Brokers based on a percentage of homes they anticipate will be sold by Realtor/Broker co-op into the total value purchase price of all homes priced to sell in their New Home Community.

The process of the new home purchase is a little simpler, as buyers will have walk through inspections at check points along the way through the construction process to completion signing off buyer's approval with each inspection. If they find things to note that do not meet their approval in quality of construction the builder will address each item case by case and deliver professional high standard of buiider craftmanship.


In a resale home purchase the home buying process is different in that the buyer hires numerous inspectors for the information, and peace of mind of the condition of the property. Each inspection is professionally specific to type of inspection with contactor's license and certification for each type of inspection in the home building envelope and exterior property. Buyer's will negotiate with seller the repairs that buyer finds priority and important to them for peace of mind in the quality and condition of the home they are purchasing.

Some strategies on occasion in bidding wars, buyers and investor buyers will waive all inspections and purchase a real estate property in "As Is" condition. In California, all is negotiable until escrow closes. So the waive of further inspections may make it easier and more attractive for the seller, but if buyer finds need to have a further inspection or he finds something concerns him prior to close of escrow the condition of a property is still open to negotiation.

Many times the transaction is smooth and honored as initially written. There are occasion when hiccups come up and further attention to the matter is necessary and more negotiating is necessary.

When buyer and seller agree, the process of selling moves forward to a successful close of escrow.

When the buyer and seller do not agree, the transaction has the potential to release the buyer from the purchase contract.

Both parties to the purchase agreement have due diligence throughout the entire process of the purchase transaction to the close or release of contract, meeting the time requirements of the purchase agreement throughout the transaction.

Like Chase they have a "Homeowner Center" they can help you re apply to have your loan re-evaluated for a lower interest rate, maybe even reduce your premium. I learned about Chase Homeowner Center while attending a Real Estate event in Oakland with NAHREP Bay Area. As you walk in take the elevator down one level to first floor.

As property value appreciate some homeowners are finding they have more options than they had before. With enough appreciation they may be able to sell and close the sale, downsize.

With short sale approval if underwater owing more to the lender than value of property in current market, some lenders are offering incentives to sell while approving the short sale to recover as much as they can rather than foreclose.

Just listened to a Webinar for Short Sale Magic with Harris Real Estate University and learned a few things I was reminded of during the success I had with a previous short sale successful escrow that closed and earned me a referral of a new listing! That referral closed a sale too!  Sellers and Realtor/ Brokers remember to ask for the QWR "Qualified Written Request" from the lender. It will be sent to the seller, and it will be sent back by the seller. It will make the difference in your short sale transaction.
2013 No more Efficiency Judgements! No more cash required at close of escrow. Short Sales closing in up to 45 days! Two things banks really care about are:  1) Haraship- Seller is Upside Down 2) How much are they going to get is bottom line.  Remember to Stack the HUD....all expenses expected, put all expenses you know of against the HUD. Like life itself, Be ready to see the opportunity when it presents itself, or someone else will. Another lesson of this video captures God's creatures and how he created a food chain for every living breathing thing. I once  had a pet mouse given to me by a special friend, and I named my pet after my friend. When I lost my pet I was sad too. I understand how the soldier felt. Yet life gave him yet another valuable lesson while in that state and moment serving for his country. This lesson can be interpreted many ways.
