What not to leave behind at closing! The C.A.R. residential purchase agreement has written language to protect the buyer-new home owner occupant and seller's requirement to free the home upon vacating of all personal belongings and debris. It is a binding contract between buyer and seller. Seller's have a duty to leave their homes free of clutter, debris and personal items unless noted by writing in the clauses for items included and those excluded in the purchase agreement.
